Management Services
- Rocktown Property Management will begin with an assessment of your property. We know the market well and have extensive experience pricing homes for rent.
- We offer offer in-house contracting services, including maintenancing and turning, to quickly get your home ready to lease.
- Once your home is ready to rent we will begin extensive advertising online and in local newspapers and publications. We will put a “For Rent” sign in the yard. To target students, we also visit JMU’s off-campus housing events and stay active with the student community.
- We will thoroughly screen potential tenants by checking their rental references, employment history and credit. For students we may require a parent to co-sign the lease.
- Once a tenant is found we will get a signed lease and perform a move-in inspection.
- Rocktown Rentals will handle all communication with the tenant including rent collection and maintenance requests. Upon move-out we will do a final inspection with the tenant and will handle the refunding of any security deposit due.
Fees
Rocktown Rentals receives a 10% commission per month of the total lease amount. To secure tenants we charge a $75 per tenant fee for student housing and a flat $150 fee for residential listings. At the end of the initial lease term if we are able to secure a renewal we charge $50 per tenant on student rentals or a $75 flat fee on residential listings.
We do have the flexibility to offer a variety of options to work with your needs. If you prefer for Rocktown Rentals to only locate tenants including screening the tenants, getting leases signed and the tenants moved in there is a one month’s rent fee. This would not include monthly management.
